Greenwood Village-based NexGen Properties, LLC (“NexGen”) announces it completed a $4.7 million renovation of the 113-key Homewood Suites by Hilton Denver Tech Center in Englewood, Colorado (the “Homewood Suites”), located at 199 Inverness Drive West, Englewood, CO 80112. The 93,086-sf hotel received a comprehensive renovation that was completed in June 2026 following NexGen’s acquisition of the extended-stay hotel back in December 2024. NexGen partnered with Renascent Hospitality, LLC (“Renascent”), its junior equity partner and the hotel’s operator, on the renovation, which was funded in all cash.
The entire scope of the guest experience was elevated by this project, and the centerpiece was the reimagination of the lobby and breakfast area. The previously uninspiring core of the hotel was transformed into an illuminated, open, and welcoming space that sets a tone of comfort and brilliance the instant the guest enters the Homewood Suites. The guest rooms, meeting rooms, fitness center, common hallways, exterior landscaping, and parking lot also received substantial upgrades following the brighter, more welcoming tone of the lobby and breakfast area.
“The completed property improvement plan elevates the Homewood Suites to a level unmatched in the Denver Tech Center sub-market,” said Travis McNeil, President of NexGen Properties. “I’m excited to watch guests enjoy the fruits of our labor and to see the asset outperform its competitive set.” Homewood Suites by Hilton® is one of the best-performing, premier extended-stay brands in the industry. The Homewood Suites features studio, one-bedroom, and two-bedroom suites that are fully equipped with in-suite kitchens. The hotel offers free breakfast daily and a Complimentary Evening Social featuring beer, wine, and snacks. The Homewood Suites also offers an array of amenities including a 24-hour fitness center, sports courts, and an indoor pool.
“The renewal of the Homewood Suites is yet another example of how well our value-add real estate business strategy translates to hospitality,” said Matt Bernstein, Vice President of NexGen Properties. “The Homewood Suites project is our second successful hotel renovation with Renascent, and we remain focused on increasing our portfolio allocation to hospitality through the acquisition of well-located, underperforming select- and extended-stay hotels in Colorado.”
The Homewood Suites Denver Tech Center is now uniquely positioned to take advantage of its prime location within the Inverness Business Park, which features a rare mix of resort amenities and Class A office. The hotel boasts excellent accessibility to Interstate 25, the region’s major north/south highway, E-470, and Centennial Airport. Furthermore, guests of the Homewood Suites benefit from its close proximity to South Denver’s largest retail destination, Park Meadows Mall, major employment centers featuring Fortune 500 leaders in aerospace, finance, and professional services, and major medical campuses.
NexGen Properties and Renascent look forward to a strong guest reception of the renovated project and realizing the benefits of their value-add business plan. NexGen Properties and Renascent Hospitality continue to target similar direct investment opportunities in Colorado.
